Improving kerb appeal is going to give you a much better chance of achieving a quick sale for the price you want. Kerb appeal on a budget is totally viable - read on for some key tips!
DRIVEWAY REFRESH
The driveway takes up a large part of the first initial impression visually so it is important it looks aesthetically pleasing. Depending on the type of driveway you have, you could consider:
-
- Jet Washing eg. Flags or block paving
-
- Topping up loose gravel
-
- Resealing and sanding block paving
-
- Remove any weeds
-
- You can also repaint some paving. I have not done this myself but have seen great results from others!
ADD LIFE + COLOUR
Whether they are real or artificial; add flowers and plants. These can be in pots, hanging baskets or existing planting beds but will make such a difference. It will appear more homely and cared for.
NO CLUTTER
Hide wheelie bins or at least set them up tidily
Make sure that there are no ‘random items’ which we can sometimes become blind to when it is our own home. You need to be strict and look at it with fresh eyes – make sure it looks tidy.
LET THERE BE LIGHT
Check that all exterior lights are functioning/look nice/ clean
Consider adding some extra solar lights. This is a low-cost option and doesn’t involve any damage that hard wiring may do. They can add a really nice element to the front of a home.
ROOF, WINDOWS + GUTTERS
Paying for a whole new roof is rather excessive but odd repairs of slipped slates or tiles are better peace of mind for any prospective buyers.
Another option for a tiled roof is hiring a company to do a powerful jet wash, it brings them looking brand new and is a great idea!
These companies often do window and gutter cleans too so it would be wise to do a full ‘valet’ of your home exterior. Efficiently maintaining these areas both avoids various possible problems and seriously boosts the image of your home.
FRESHEN UP
If the task of freshening up the physical exterior of the building isn’t too great, it’s definitely worth considering. For example:
-
- A small amount of repointing in any small problematic areas
-
- Fresh paint touch-up on painted render
-
- Mastik shine on small red brick areas (not advisable for the whole house as that is a very big task but those with bricks only visible at the lower level)
-
- Clean, sand and re-paint any stone
- FRONT DOOR – I will write a more detailed post on Front doors soon!
Similar to the driveway, the front door kerb appeal is a huge statement and a very important feature for viewings.
Clean it and consider repainting depending on the style, or updating some of the metal hardware.
These updates can be done with affordable options rather than having to buy the most expensive replacements and will still make a world of difference!
